Business Devlopment Manager

Responsibilities:

Site Selection & Market Analysis: Conduct in-depth market research to identify high-traffic, high-potential locations (e.g., luxury malls, premium lifestyle centers, upscale urban corridors) that align with our brand demographics.

Landlord & Mall Management Liaison: Serve as the primary point of contact for all negotiations and relationships with landlords, leasing agents, and mall management executives.

Lease Negotiation: Lead the end-to-end negotiation of commercial lease terms, including rent, tenant improvement allowances (TIA), CAM charges, and other critical clauses.

Pipeline Development: Build and maintain a robust pipeline of potential new locations, managing the entire process from initial sourcing to deal signing.

Cross-Functional Collaboration: Work closely with our finance, design, and operations teams to ensure new locations are financially viable, brand-compliant, and operationally excellent.

Market Intelligence: Stay ahead of retail trends, competitor expansion, and consumer behavior to inform our strategic growth plans.

Represent the Brand: Professionally represent the company at industry events, real estate functions, and networking opportunities.

Requirments:

Proven Experience: 3+ years in business development, retail expansion, or commercial real estate, preferably within the beauty and wellness sectors.

Industry Connections: A strong network of contacts with commercial landlords, real estate brokers, and mall management companies is a significant advantage.

Negotiation Skills: Demonstrated expertise in negotiating complex commercial real estate leases with a win-win mindset.

Analytical Mindset: Ability to analyze market data, foot traffic reports, and financial models to make sound location recommendations.

Communication & Influence: Exceptional interpersonal and presentation skills, with the ability to build rapport and trust with high-level stakeholders.

Self-Motivated: A proactive "hunter" mentality with the drive to seek out and close the best opportunities for our brand.

Willingness to Travel: Ability to travel frequently for site visits and meetings.

A genuine passion for the beauty and wellness industry.

Excellent in English and Cantonese (both written and verbal), good command in Mandarin will be an advantage
